ORC 5321.11:
Requires that a landlord provide a tenant with
a thirty (30) day notice to terminate a rental agreement for a
violation of a tenant obligation required under ORC 5321.05.
This means that the tenancy will terminate on the thirtieth
(30th) day after the notice was provided IF the tenant does not
remedy the violation complained of in the notice.
Whenever a landlord provides a thirty (30) day notice to termi nate, but includes within it a reason which is a violation of a tenant obligation under ORC 5321.05, he/she has created a 30 day notice to remedy conditions as provided at ORC 5321.11. The tenant must remedy the problem within thirty (30) days to invalidate the landlord option to terminate.
If the tenant does not remedy the condition complained of within thirty (30) days, the tenancy is terminated. The landlord can then proceed with a three day notice to vacate, and file for an eviction with the court.
